We just wrapped up our last homebuyer seminar of 2024, and it was amazing! If you couldn’t make it, no worries. I’ve put together some quick tips to help you start your journey to owning a home.

  • Don’t Stress About Your Credit Score Good news: You don’t need an 850 credit score! FHA loans accept scores as low as 580 (with 3.5% down). If your score is 620 or higher, you’ll have more options. Focus on what’s in your credit report, like late payments or high debt. Fixing those can help you qualify faster.

  • Free Money Is Out There! Programs like the Georgia Dream Program offer up to $2,500 for teachers, nurses, and first responders. Veterans, firefighters, and police officers have special assistance programs, too. Some lenders even give credits to lower your interest rate.

  • Pre-Approval is Key Before house hunting, get pre-approved. This helps you know how much you can afford and shows sellers you’re serious. Pre-approval looks at your credit, income, and debts—like car loans or student loans

  • Don’t Wait to Buy! Home prices are rising. Waiting could cost you more. Buy now and refinance later if rates drop. Sellers may help with closing costs or lowering your interest rate—ask your agent about these options. Take the First Step Feeling nervous? That’s okay! The key is to start now. Talk to a loan officer to learn where you stand and what steps to take next.
