Metro Atlanta pending home sales dropped 29% in August compared with last year, and the median sales price fell to $400,000, down 1.7% from a year ago. With fewer buyers competing, some buyers may have more time to look at homes, ask for repairs, or negotiate with sellers. There may be an even better window coming up. Realtor.com data shows the week of September 27 could be one of the best weeks of the year for Atlanta buyers. Historically, this period brings about 14.6% more listings than a normal week, while listing prices are about 4.2% below the seasonal peak. Homes also tend to sit on the market longer, giving buyers more time to make a decision. The challenge is still mortgage rates. The average 30-year fixed rate reached 7.03% this week. That makes it important to look at the full monthly payment, not just the price of the home.
